Almost every cleaning company in Maastricht answers this question with "it depends", which is true and completely useless. So here is the honest version: the four things that genuinely move the price, the three different ways cleaning gets priced, our actual rates including VAT, and why the cheapest quote in your inbox is usually the one that ends up costing the most. Floor area, by the way, is only one factor — and it is not the biggest.

What actually moves the price

Four things, roughly in order of impact:

  1. The state of the property. This is the big one, and the one people never expect. A neglected 70 m² flat takes longer than a well-kept 120 m² house. Built-up grease and limescale have to be dissolved and worked, and that is measured in hours.
  2. Frequency. Recurring work is cheaper per hour than one-off work — partly because it is predictable to schedule, and partly because nothing accumulates between visits, so each visit is genuinely maintenance.
  3. Scope, not size. Whether appliance interiors, cupboard interiors, windows and skirting boards are included changes the hours far more than another twenty square metres of floor.
  4. Access and timing. Third floor with no lift, evening or weekend work, keys to collect, parking in the centre of Maastricht — all real time, all in the price.

ℹ Why "price per m²" is misleading

Per-square-metre pricing sounds transparent and hides the thing that actually determines the work. Two identical apartments in the same building can be hours apart depending on the oven, the shower screen and how long it has been. Any quote that has not looked at the property is a guess with a decimal point.

The three ways cleaning is priced

Understanding which model applies to your job is most of what you need to compare quotes properly:

  • Plan price — a per-hour rate tied to a recurring visit. Used for home cleaning, office cleaning and recurring restaurant work.
  • Prepaid minimum time — you buy a block of hours up front, so the figure is known before anyone starts. Used for deep cleaning, move in/out and moving.
  • Paid estimate, then a fixed price — for specialist work where the job genuinely cannot be assessed remotely: windows, carpets and upholstery, floor machines, steam, express, party and Airbnb turnovers.

Recurring work is cheaper per hour because it is predictable and because nothing has built up between visits.

Recurring home cleaning is priced by plan, with member rates from €39 per hour including VAT. The rate depends on frequency — weekly, bi-weekly or monthly — with the more frequent plans carrying the lower hourly rate, for the reasons above.

✓ The cheapest way to buy cleaning

If your home needs a reset first, one deep clean followed by regular visits works out cheaper over a year than repeatedly buying one-off cleans — and it keeps the visits short, because nothing accumulates. There is more on that trade-off in our guide to deep clean vs regular clean.

One-time jobs: prepaid hours

One-time jobs are bought as prepaid hours, because the state of the home matters more than its size.

A one-time deep clean is sold as prepaid hours: €65 per hour including VAT, with a four-hour minimum, plus a one-time €76.30 onboarding fee charged on your first booking only. That fee covers getting a full kit to your door — machines, chemicals, materials and travel — plus the manager who checks the work before and after.

What we will not do is quote you a flat total for a deep clean sight-unseen. How many hours a home needs is set by its condition, and two identical flats can be hours apart. So you prepay a block of hours at a rate you know in advance, the manager confirms the real hours on site before starting, and if the job turns out to need more you approve and prepay the extra. Nothing lands on an invoice you did not agree to.

Move-in / move-out cleaning works the same way. For most rentals it lands somewhere around 6 to 10 hours depending on size and condition — an expectation to plan around, not a fixed price.

Business cleaning is quoted per site rather than from a list, because the variables that dominate the cost are not the floor area:

  • Access hours — before opening, after closing, or during the day.
  • Key handling, alarm codes and whether someone must be present.
  • Frequency, and whether the same team can cover it on a fixed round.
  • Waste handling, consumables and washroom supplies.
  • Sector requirements — a commercial kitchen and a quiet office are not comparable jobs.

Specialist residential work — window washing, carpet, sofa and mattress, floor machines, steam — runs on the paid-estimate model, because the difference between a light clean and a heavy one is genuinely not visible from a phone call.

VAT, and why it matters more than you would think

This is where quotes stop being comparable. Some companies quote excluding VAT, which makes their number look 9% or 21% lower than a like-for-like all-in price. You find out at the invoice.

⚠ Ask one question of every quote

"Is that the total I will be invoiced, including VAT?" If the answer needs a paragraph, you do not have a fixed price. Every figure we publish is all-in including VAT — the number you are quoted is the number on the invoice.

Why the cheapest quote usually costs more

A rate substantially below the market has to come from somewhere, and there are only a few places it can come from: fewer hours than the job needs, staff who are not properly insured or registered, no supervision, or no realistic intention of holding the price once work starts.

What that costs you is not usually money at first — it is the second clean you have to book, the deposit you do not get back, or the morning you spend waiting for someone who does not arrive. Three questions filter most of it out:

  1. Is the price all-in including VAT?
  2. Are you insured and KvK-registered? Ours is KvK 86396862, fully insured.
  3. How do I know the work was actually done? Every visit of ours is confirmed on site with an NFC check-in, and every finished area is photographed and reviewed before the job is called done.

A cleaning price is a claim about how many hours the work takes. The only way to check the claim is to see the work documented.
