Inspection Report
This Agreement is entered into on — between , residing at ("Customer"), and Elizabet M Company, a company organised and existing under the laws of the Netherlands with its principal place of business at Brusselsestraat 85, 6211 PC Maastricht (KvK 86396862, VAT NL004239364B68) ("Company"). This English version is a courtesy translation; the Dutch text prevails.

Article 1 — Definitions
In short: What the key words in this agreement mean.
In this Agreement: "Company": Elizabet M Company, KvK 86396862, VAT no. NL004239364B68; "Customer": the person signing this Agreement; "Inspection": the manager's visit to the Property to survey the job; "Report": the written valuation delivered after the Inspection, as described in Annex A; "Property": the address shown on the signing page; "Visit Date": the date of the Inspection, chosen from the two options on the signing page and confirmed by us; "Business day": Monday to Friday, excluding national public holidays; "In writing": by email to info@elizabetmcleaning.nl, unless stated otherwise.
Article 2 — What you are buying (Annex A)
In short: An on-site survey and a written valuation that is yours — not a cleaning booking.
You are buying two things and nothing more: (a) the Inspection — the manager comes to the Property, surveys the job and takes photographs while doing so; and (b) the Report — a written valuation setting out the scope of the work, the hours required and a fixed total price incl. VAT. The Report is yours. You may use it however you like: for an insurer, a landlord, a contractor, to plan the work yourself, or to obtain a comparable figure from another company. This Agreement is not a cleaning booking. You are under no obligation once you have the Report, and we perform no cleaning work under this Agreement.
Article 3 — Price, travel, VAT and prepayment
In short: €95 incl. VAT, or €125 if you want the manager the next day; travel only outside Maastricht.
The fee is €95 incl. VAT. If you choose a Visit Date that falls tomorrow, the rush fee of €125 incl. VAT applies, because such a visit displaces other commitments. The date you choose sets the fee; you do not select a fee tier yourself.
Travel is determined by the Property's postcode and not by your own declaration: within the municipality of Maastricht it is free; outside it but within ±20 km, €20; further away, €50. Where we cannot place the address at all we charge the furthest band, and this is shown on screen before payment so that you can query it.
The full amount is paid in advance on signing this Agreement. All amounts include VAT.
Article 4 — Right of withdrawal and starting quickly (14 days)
In short: You have 14 days to change your mind — but you expressly ask us to deliver sooner, and the right lapses on delivery.
As a consumer you have 14 days to withdraw from this Agreement. However, the product you are buying is almost always delivered inside that period: the Inspection takes place within a few days and the Report follows shortly after. By signing this Agreement you expressly request that we begin performance within the cooling-off period, and you acknowledge that your right of withdrawal lapses once the Report has been delivered (art. 6:230p(d) Dutch Civil Code).
If you withdraw before the Inspection has taken place, we refund the full amount within 14 days. If you withdraw after the Inspection but before the Report is delivered, we refund less the part already performed — the visit and the journey. Once the Report has been delivered withdrawal is no longer possible, because you then hold the complete product.
Article 5 — The manager’s visit
In short: You give two date options; we confirm one. Somebody who can let us in must be there.
On the signing page you give two date options. We confirm one of them In writing and telephone to agree the time; the first option may be as early as the following day. If we cannot meet either date we offer the nearest dates we can — we never say no without an alternative.
On the Visit Date somebody aged 18 or over must be present who can give us access to the whole Property. If the manager cannot get in, the journey has been made for nothing: we will contact you for a new date and charge the travel band for that address. You may reschedule free of charge up to 24 hours before the agreed time.
Article 6 — When the Report arrives — measured from the visit
In short: Within 2–3 business days after the visit, or the next business day after it at the rush fee.
The Report is delivered In writing within 2–3 business days after the Inspection. If you paid the rush fee because you wanted the manager the following day, the Report is delivered on the next business day after the Inspection.
The period runs from the visit, not from payment. If the Inspection takes place on the 15th, the rush Report arrives on the 16th — even if you paid weeks earlier. If we miss that deadline, tell us In writing: if we then fail to deliver the Report within a reasonable further period set by you, you are entitled to a refund of the full fee.
Article 7 — What the Report contains — and what it is not
In short: Scope, hours and a fixed total, with photos. Not a structural survey or a property valuation.
The Report contains: the scope of the cleaning work room by room, the hours required, a fixed total price incl. VAT, the condition of the Property as the manager found it on the Visit Date, and photographs in support.
The Report is not a structural survey, a property valuation, a damp or mould investigation, or an insurance assessment. It describes cleaning work and what that work costs, and nothing else. We express no opinion on the condition of the building, on the cause of any soiling or damage, or on the value of the Property.
Article 8 — How long the price holds, and what it assumes
In short: The price holds for 30 days; the Report itself does not expire.
The Report does not expire. It is a dated record of what the manager found on the Visit Date, and it remains yours.
What is time-limited is our offer to carry out the work at the price quoted: that price is valid for 30 days from the date of the Report. After that we are happy to re-quote; a second visit is not normally needed.
The price assumes the Property is as recorded in the Report. If, when we arrive, the Property is materially different from that description — for example further building work has taken place, the Property has been occupied or vacated, or furniture or belongings have been moved in — we will tell you the revised price before the team begins, and you decide whether to go ahead. We do not change a price once work has started.
Article 9 — If you book the work with us afterwards
In short: Then €40 comes off your first invoice — and nothing else does.
If you book the cleaning with us within 30 days of the Report, €40 is deducted from your first invoice. That is the part of the one-time onboarding fee which covers the manager's visit: that visit has already taken place, so you are not charged for it twice.
No other part of the amount is deducted, credited or set off. That part bought the written valuation, which remains yours whether or not you book; the rush surcharge bought speed and the travel bought the journey. The amount is not refunded if you do not book.
Article 10 — If the Inspection cannot be completed
In short: We tell you at once and agree how to proceed — we do not deliver half a report.
If the manager cannot fully survey the Property — for example because rooms are locked, because it is unsafe, or because the condition is materially different from what was described — he will say so at the time, and we will not deliver a Report that pretends he saw everything. We will agree with you whether he returns (against the travel band for that address where access was the cause), or whether we limit the Report to what was surveyed with that limitation clearly stated in it, or whether we end this Agreement and refund the fee less the journey.
Article 11 — Data protection (GDPR)
In short: We photograph your property in order to price it, and keep those photos for a limited time.
In order to produce the Report we process your name, address and contact details, and the manager takes photographs of the interior of the Property. Legal basis: performance of this Agreement (art. 6(1)(b) GDPR). We keep the photographs for 24 months and use them only for the Report, for any later quotation, and as evidence in a dispute about the contents of the Report.
We do not use these photographs for marketing without your separate, express consent. You may request access, correction or erasure via info@elizabetmcleaning.nl. See also our privacy policy at elizabetmcleaning.nl.
Article 12 — Liability
In short: We stand behind the care of the survey; we are not a building consultant.
We carry out the Inspection with the care to be expected of a competent cleaning company, and the Report reflects to the best of our ability what the manager found. If the Report is shown to contain an error in the scope or pricing of the cleaning work, we will correct the Report free of charge or refund the fee.
Our liability under this Agreement is limited to the amount you paid for it. We are not liable for consequential loss, and expressly not for decisions you or third parties base on the Report beyond cleaning work — including an insurance claim, a purchase decision or a dispute with a landlord. We are insured; damage caused by the manager during the visit is covered and should be reported within 48 hours.
Article 13 — Force majeure
In short: If force majeure stops us coming, we reschedule free of charge or refund.
If force majeure prevents us from carrying out the Inspection on the Visit Date — extreme weather, illness of the manager, an accident, a disruption making travel impossible — we will tell you as soon as possible and offer the next available dates. If no date results that suits you, we end the Agreement and refund the full amount.
Article 14 — Complaints
In short: Tell us In writing; we respond within one business day.
If you disagree with the contents of the Report or with how the Inspection was conducted, tell us In writing at info@elizabetmcleaning.nl, setting out what you say is wrong. We respond within one business day and, where the complaint is well founded, correct the Report free of charge.
Article 15 — Disputes and governing law
In short: Dutch law; we try to resolve it together first, then the court in Limburg.
This Agreement is governed by Dutch law. If we cannot resolve a dispute together, it will be submitted to the competent court in the district of Limburg. Your mandatory consumer rights are unaffected; nothing in this Agreement limits them.
Article 16 — Final provisions and signing
In short: The full text prevails over the summary; signing is done online.
This Agreement contains everything agreed between you and the Company about the Inspection and the Report. The summary at the top of this page is a reading aid: where they differ, the full text of the articles prevails. Amendments are valid only In writing. If any provision is void, the rest remains in force and the void provision is replaced by a valid one coming as close as possible to it.
You sign by typing your full name and confirming; that constitutes your signature. You receive a copy by email immediately. Payment follows signing, and the Agreement is concluded once payment is complete.
